The Blue Grass Meadows neighbourhood is in southeast Whitby. The neighbourhood features plenty of natural areas, parks, and multi-use paths, and it has easy access to Highway 401. A major shopping area lies at the intersection of Dundas Street East and Thickson Rd. Housing is mainly single detached, two-storey homes on good-sized lots, as well as townhomes and row homes.

Blue Grass Meadows

The Brooklin village is in northeast Whitby at the intersection of Highway 12 and Highway 7. Brooklin lies in a more rural area, north of the urban centre, with hills covering the north and the west, and part of it situated in the Oak Ridges Moraine. Large residential subdivisions of single-detached homes and townhomes have been developed around the central part of Brooklin, beginning in the 1990s. Downtown Brooklin is a designated heritage conservation district. The community features a community and recreation centre and library, downtown restaurants, shops, and services. the community organizes events such as a Harvest Festival and Christmas in the Village.

Brooklin

Downtown Whitby features a number of heritage buildings. The verandas of Pearson Lanes (Brock and Mary Streets) is a historical development that houses individual boutiques, retail merchants and services. The downtown business centre was established in 1836 by Whitby's founder, Peter Perry. Downtown Whitby is home to the public library, museum, Farmers' Market, theatre, parks, schools, and residential areas. Housing is a mix of ages and architectural styles, including century homes, ranch, side-splits and bungalows on straight-grid streets, as well as newer developments of single-detached 2-storey homes, duplexes, and townhomes, on boulevards.

Downtown Whitby

The Lynde Creek neighbourhood is in southwest Whitby, just west of Downtown. The area offers plenty of green space, wooded areas, and natural settings, with the advantage of being close to the amenities of downtown, and to Highways 401 and 412. Housing includes large single-detached homes on larger lots (many with pools), bungalow, ranch homes, as well as some high-rise buildings.

Lynde Creek

Port Whitby, in south Whitby, lies on the shore of Lake Ontario. It is a mixed area, featuring a marina and harbour, waterfront trails, a sports centre, shopping centre, and health centre. Housing is also mixed—the Whitby Shores development was built in the late 1990s and features single-detached homes and condo townhomes. A high rise condo development is located in the area, and there are also older homes and low-rise apartment buildings.

Port Whitby

The Pringle Creek neighbourhood is in central Whitby, just north of the downtown core. It is an older neighbourhood, with housing in a mix of ages and architectural styles, mostly single detached, 2-storey homes, but also areas of high-rise buildings and townhomes. Pringle Creek features many parks and natural areas. A services area is located near the intersection of Rossland Rd and Garden St, and there is a retail/commercial area in the southeast corner.

Rolling Acres is in east central Whitby. This predominantly residential neighbourhood has fairly dense housing, but with plenty of parklands and a multi-use trail system. Housing is mainly single detached homes, as well as apartment buildings and townhomes.

Rural Whitby is the large rural area surrounding urban Whitby, which contains several small villages, including Myrtle and Ashburn, and homes on large acreages.

Taunton North is a large neighbourhood located in northeast Whitby, with ongoing development, of both housing and commercial areas, including big-box stores. The southwest portion is home to a number of services and a shopping centre, as is the Taunton Rd and Thickson Rd area. Housing is a mix of townhouses, midsize single-detached homes, as well as some estate-style homes.

Taunton North

The Whitby Industrial area is a large area in Whitby's southeast corner, with Lake Ontario as the southern border. As the name suggests, it is mostly an industrial area, but with parklands along the lakeshore, as well as a small pocket of residences along the shoreline at the southern end of Thickson Road.
